What is the Application Fee?
$75 per applicant/occupant. Additional $55 to apply with a guarantor. Application fees are non-refundable.
What is your Administrative/Reservation Fee?
An Admin/Reservation Fee of $250 is required to hold an apartment off of the rental market, and is refundable for 48 hours. If the reservation is canceled after 48 hours, applicant will forfeit the $250 fee. Payment of the Admin/Reservation Fee does not release the resident from cleaning or damage charges or responsibilities related to the lease agreement.
What is the Security Deposit?
$200 Refundable (with approved credit) and due at move-in

How long can you hold an apartment?
An apartment can be held for 30 days with the Application Fee(s), Administrative Fee paid, and approved application.
What is your pet policy?
Pet Fee (non-refundable): $350 (one pet); $550 (two pets); Pet Rent: $10/mo per pet
Maximum # of pets: 2
Weight Limit: 60lbs and under- (Dogs over 40lbs. will be required to reside in a 1st floor unit) Note: A pet is considered to be a: dog, cat, fish or bird.
Note: Vet records must be provided before move in.
Breed Restrictions: The following types of dogs (whether pure bred or mix breed) are prohibited: Pit Bulls (American Staffordshire Terriers, American Pit Bull Terriers or Staffordshire Bull Terriers), Dalmation, Rottweiler, Doberman Pinschers, Boxers, Chows, Presa Canarios, German Shepherds, Huskies and any dog trained to attack persons, property or other animals.

The current preferred employer discount is a $99 Administrative Fee (normally $250.00). Upon move-in the Administrative Fee will convert to a rent credit. To receive this discount, the Lessee or Guarantor must be a full-time employee of one of the employers listed above.
Part-time employees, volunteers, sub-contractors or people retired from the employer (with the exception of military) are not eligible.
How much is the fee for pest control?
Routine Pest Control: $3.00 monthly
What is your qualifying criteria?
Identification: All applicants 18 years of age and older and/or potential occupants must provide a U.S. Social Security Number or an I.T.I.N. (Individual Taxpayer Identification Number) in order for an application to be accepted for processing. All adult applicants and potential occupants must provide current photo identification (i.e. driver’s license or passport), a copy of which will be placed in the applicant’s file.
Income: Applicants must provide proof of income in the form of their most recent check stub or previous year’s tax returns if within the same company or industry. Income may be verified through the applicant’s employer. Gross monthly wages must equal 3 times your monthly rent. Co-Signers must qualify individually by applying the formula: gross monthly wages must equal 4.5 times the total monthly rent.
Employment: Employment history will be obtained and verified. If applicant is retired or otherwise currently unemployed, proof of ability to pay anticipated lease term will be necessary.
Credit History: All applicants and occupants over the age of 18 will be verified through a third party credit- scoring company. The decision to accept or decline the applicant for residency will be at their sole discretion. If the decision is that the application is to be ‘Declined’ or ‘Accepted with Conditions’, an adverse action letter will be provided to the applicant. Applicant may be declined, required to pay a full month’s rental deposit and/or a Co-Signer may be required.
Rental History: A rental history may be obtained. Previous residency must be verifiable. We will require that rent was paid in a timely manner, lease terms were fulfilled and residency was left in a satisfactory condition. Mortgage history may be verified via a credit report. Family members may not be used as a rental history reference.
FBI’s Most Wanted List, Multi-State Sex Offender Registry List and Criminal Background Check: All applicants and potential occupants will be run through the FBI’s Most Wanted List and the Multi-state Sex Offender Registry List. In addition, a Criminal Background check will be conducted. The Criminal Background check will search for: All felonies – whether considered as a conviction, deferred adjudication, court ordered intervention program or a pending case; All Misdemeanors that involve theft, sexual oriented crimes, drug oriented crimes, crimes against persons or property (except DWI or DWLS) whether considered as a conviction, deferred adjudication, court ordered intervention program or pending case. If search results are positive, applicant, co-signer or occupant will be automatically denied.

What is Valet Trash service and how does it work?
Valet Trash picks up Sunday through Thursday starting at 8PM. Place your bagged & tied trash in the provided container and outside your front door between 6PM and 8PM. Trash bags should not be stacked on top of valet trash can or on the ground beside it. Your trash container should then be brought in prior to 9AM in the morning.
Move-in trash or trash that exceeds the capacity of the provided valet trash container should be taken to the dumpster beside 1639 Williams Street or the compactor behind 510 Depot Street. Do not throw away furniture or mattresses in the dumpster or compactor.
Noncompliance with community trash policies may result in a $25 fine per bag or violation.
